Jo trained and practised at a silver circle corporate law firm for a decade before moving to a regional firm in Gatwick. When the opportunity finally arose to practise in Brighton 7 years ago, Jo jumped at the chance of joining Dean Wilson LLP. 

With almost 20 years’ experience, Jo specialises in all areas of non-contentious commercial property, property finance and development. She acts for a variety of clients: investors, developers, landlords, tenants, assignees in relation to refinancing, acquisitions, disposals, leases, management matters and development contracts.

Josephine is a four-year qualified solicitor and joined Dean Wilson in September 2024. 

Prior to joining the firm, Josephine worked for a national firm in the South West advising on a broad range of litigation matters. 

Josephine regularly advises clients on contentious:

• Property matters including boundaries, easements, trespass, and co-ownership disputes.
• Commercial matters including but limited to breach of contract, partnership disputes and professional negligence.
• Landlord and tenant matters including tenancy breaches to repossession proceedings.

Shannon is a Paralegal in the Dispute Resolution Department working specifically with matters related to Land including transfers of whole or part property and Land Registry applications. Shannon has experience dealing with matters concerning Lease extensions, Notices of Transfer and Charge and Deeds of Covenant.

Melissa has over 10 years of experience helping clients complete matters efficiently and effectively. 

Melissa acts on a wide range of commercial transactions including;

• Acquisitions and disposals of commercial property (both freehold and leasehold and whether registered or unregistered);
• Commercial landlord and tenant work (acting for both landlords and tenants);
• Secured lending (acting for both lenders and borrowers); and
• Asset sales and purchases.

Jasmine is a Solicitor specialising in both personal injury and clinical negligence claims. Jasmine qualified as a Solicitor in May 2025, having previously spent 2.5 years assisting Alex Brown, Head of Department, with Claimants who had suffered Personal Injuries, Criminal Injuries & Clinical Negligence resulting in:

• Jasmine assisted in settling a significant claim on behalf of a client who was left wheelchair bound after Maidstone Hospital failed to carry out a falls risk assessment which led to his injury.

Areas of Specialism

Eimer is an experienced Paralegal in Dispute Resolution, specialising in property-related matters. Eimer primarily deals with landlord and tenant disputes and assists landlords in recovering possession of their property and any rental arrears that have accrued. Eimer also has experience dealing with broader Property Litigation matters including adverse possession, rights of way disputes and nuisance claims alongside general Civil Litigation. 

Eimer previously worked as a Paralegal in Conveyancing and later as a Paralegal in Property Litigation, while assisting interdepartmentally.

Recent Client Matters 

• Eimer assisted residential landlords recover possession of their property (and rental arrears) by way of both section 21 and section 8 of the Housing Act 1988.
• Eimer successfully settled a neighbour dispute arising from an alleged breach of easement early in proceedings.
• Eimer assisted in settling a high-value insurance dispute concerning alleged misrepresentation. 

Eimer’s Approach

Client satisfaction is at the heart of Eimer’s work as she understands the legal process is daunting, so maintains communication and breaks the process down to be better understood. Gabrielle is a solicitor in the firm’s Dispute Resolution team with over 20 years of experience in property litigation. 

Gabrielle’s commercial landlord and tenant practice makes up a core part of her workload. She acts for  both landlords and tenants on various issues, including breach of covenant, dilapidation claims, contentious lease renewals  and forfeiture. 

Gabrielle has a strong interest in real property disputes, especially arising from development of land. She acts in many cases concerning restrictive covenants, boundary disputes, easements and adverse possession. 

Gabrielle is the firm’s specialist on fire safety following the implementation of the Building Safety Act 2022 and associated legislation. She regularly delivers seminars to Managing Agents to keep them abreast of the changes in the law affecting all aspects of residential block management. 

Gabrielle also overseas the team’s insurance funded work where we act for Landlords in recovering possession of their properties let on shorthold tenancies.  

Gabrielle’s practice area is UK-wide and she conducts cases in various courts and Tribunals to include the Technology and Construction Court.

• Acting for an overseas company with a portfolio of UK properties in several dilapidation claims, including claims against the Secretary of State and Lloyds Bank PLC
• Acting for a group of flat owners in an action against its freeholder for remedial works to address fire safety defects at the building
• Acting for developer in an application under Section 84 of the Law of Property Act 1925 to discharge restrictive covenants on land that preventing the construction of new houses

Nikki has been with Dean Wilson for over 10 years working across various departments and most recently in Private Client specialising in wills, probate, estate administration, and lasting powers of attorney. 

Prior to joining Dean Wilson, Nikki has experience working with another local law firm, the Brighton & Hove City Council and the Victim Support Unit and HR departments of Sussex Police.

Nikki has a wealth of knowledge and over the years has built strong client relationships and developed a deep understanding of sensitive, high-value matters. Nikki supports  solicitors and clients with particular emphasis on providing one-to-one assistance with regards to assisting clients in relation to Probate/Estate Administration, Wills and LPAs.

Will is a Paralegal in our Commercial Real Estate team, assisting with all manner of property transactions including acquisitions, disposals, lettings, assignments, refinancing and development work.

Previously, Will spent over a year in our Dispute Resolution Department specialising in Landlord possession claims.  Will was managing up to 60 claims at one time and had a 100% success rate.  Will brings this experience, attention to detail and commercial awareness to the Commercial Real Estate team.

Will enjoys learning new skills, understanding different areas of the law and working within a collaborative team which is highly focused on delivering a top-class service and aiding their client’s to reaching their goal.

Poppy is a Solicitor Apprentice within the family department. Before embarking on the Solicitor Apprentice journey Poppy has paralegal experience within both the Court of Protection and Commercial Property Departments.

• Poppy works alongside the deputy for an elderly gentleman with Dementia. Poppy has arranged for his property to be maintained, equipment to be installed, and for social activities to be re-introduced into his life.
• Poppy works collaboratively with litigation solicitors, architects, surveyors, and the client’s parents to purchase and renovate a ‘forever home’ which was adapted for the young client to meet his complex needs both now and long into his future.
• Poppy provided collaborative support and information sharing to litigation solicitors to evidence the expenditure and losses experienced by a client for his multi-million-pound settlement.

Amanda is the Finance Director for Dean Wilson LLP and has over 20 years of experience in both this field and practice management.   She is responsible for the overall financial management and performance of the firm.  She enjoys looking at new and improved ways to make the financial process and reporting more efficient and seamless from both a management and fee earning perspective.  She works closely with the James Chadburn, the Managing Partner in supporting the firm’s plans for future growth and development. 

Laily graduated from Sussex University in 2024 after completing her Law with a business and management degree. While at university, Laily took part in the legal clinic providing legal advice and guidance to clients on immigration matters. 

In Laily's role as a paralegal in Residential Conveyancing, she assists fee-earners and Solicitors with all aspects of a sale, purchase, re-mortgage, transfer of equity and general administrative duties.

Laily's future plans are to take the SQE 1 & 2 LLM to become a solicitor. In Laily's spare time, she enjoys travelling and taking long walks.

Daniel is a Senior Associate Solicitor who specialise in Property Litigation matters. Daniel has experience in dealing with landlord and tenant disputes for both residential and commercial properties, realestate disputes, lease extensions and enfranchisement. Daniel also deals with contractual disputes,debt collection, claims under the Consumer Credit Act, and takes a keen interest in taxi licensing having been instructed in the leading case of Kaivanpor v Sussex Central Justices (High Court).

• Claim for possession of a residential property upon the grounds of redevelopment;
• Opposing a claim for a new lease of a commercial property (pursuant to the Landlord and Tenant Act 1954) based upon alleged breaches of leasehold covenants;

Sinead is an associate solicitor with over 5 years of experience in the Real Estate team. Sinead has experience in all aspects of commercial property with a focus on land development and the strategic land sector.

Sinead acts for both regional developers and landowners on a wide range of transactions including major land acquisition, land promotion, residential new build estate set ups and plot sales. Sinead’s wide scope of work has given her the experience and expertise to provide a comprehensive service and advise longstanding clients on multiple transactions to assist their ongoing business needs.

Sinead is proactive in her approach and works closely with her clients to achieve their goals in a timely manner.

Sinead works closely with the team which comprises David Hodge (Partner), Amy Edwards (Solicitor), Isabelle Svendsen (Paralegal), and Beverley McLoughlin (Assistant).  The team always look for solutions and take a flexible and pragmatic approach – the team are proactive, not reactive and the culture is “how” can we make this deal happen when obstacles are presented. The team are experienced in acquiring land (often site assembling) and taking the development through to the sale of individual units and we deal with developments comprising single units to in excess of 150 units. The team are also experienced in land trades and are not fazed in dealing with sites with a GDV in excess of £100m .
