As a member of The Association of Leasehold Estate Practitioners, we have considerable experience in relation to enfranchisement matters and have been advising since the introduction of the Leasehold Reform, Housing and Urban Development Act 1993. We can provide cost-effective and clear advice to see you through this minefield. Our experienced team act for both landlords and leaseholders and work closely with property valuers. We can also provide considered advice on any alternatives to enfranchisement.

If you wish to extend your lease or as a landlord you have received an application from a leaseholder to extend their lease, we can, with our considerable experience, provide you with clear and concise advice to steer you through the process. Whether advising on appropriate terms to include in a lease or to achieve a speedy outcome, we provide clear guidance on the alternatives available to you and the likely cost of each to enable you to make an informed decision.

Leaseholders of blocks of flats (as well as converted properties) have a right in most circumstances to acquire the management of their building. The process is however complicated and, if not carried out correctly, can result in a failed claim. We advise both landlords and tenants on Right to Manage applications and can deal with the majority of the process on a fixed-fee basis. Please do telephone us for a quote.

Missing landlords can include not only landlords who are simply untraceable but also companies which may have been dissolved and multiple freeholders where perhaps one or two of them cannot be traced. We have considerable experience to guide you through the process of acquiring your freehold or to resolve the issue concerning the missing person in a cost-effective way. We will be more than happy to discuss your situation with you and to run through the likely costs of the various alternatives at an early stage.

Sometimes even well-intentioned managers, whether they are individuals, companies or managing agents, get it wrong. If the matter truly cannot be resolved, then a Tribunal has the power to appoint managers in certain situations, provided the pre-action procedure is followed. We can guide you through this complex area, having successfully applied for the appointment of managers on numerous occasions as well as defending applications for the appointment of managers.
