James joined Dean Wilson LLP in February 2022, having worked in the Eastbourne area for approximately 10 years prior. James specialises in all aspects of Residential property transactions. 

James’ specialist areas are newbuild sales and purchases with or without help to buy involvement, as well as residential and buy to let sales, purchases, re-mortgages and transfers of equity’s. 

James also provides Independent Legal Advice on Guarantees and Indemnities, where required.

Rebecca qualified into the Private Client team in 2019 after completing her training contract with Dean Wilson LLP. Rebecca studied the LPC at BPP Holborn London after studying Law LLB at the University of Nottingham. Rebecca is working towards full membership with the Society of Trusts and Estate Practitioners (STEP) and has further qualifications in Administration of Estates, Administration of Trusts and Taxation of Trusts and Estates.

Rebecca can provide advice on the best type of Wills taking account of a client’s personal circumstances, tax position and inheritance planning. 

Rebecca has a broad range of experience in probate cases including high value probates, intestacies, Ad Colligenda Bona (limited grants usually required for the quick sale of property), and fractious families.

Areas Of Specialism

Edward began his legal career with the firm after graduating from the University of Warwick, currently working as a Paralegal in the Dispute Resolution team.

Edward specialises in residential property matters, where he manages his own caseload and supports landlords through the process of obtaining possession orders and recovering costs. His work also includes handling Section 8 and Section 21 claims under the Housing Act 1988.

Kobe is a recent first-class law graduate from the University of Portsmouth and is at the beginning of his legal career. In his first role with Dean Wilson, he assisted with a range of Landlord and Tenant matters, including possession proceedings under Section 8 and Section 21 of the Housing Act 1988 in the Dispute Resolution team. Kobe has since moved into the firm’s Commercial Property Department, where he continues to develop his legal knowledge and practical experience.

Shannon is a Paralegal in the Dispute Resolution Department working specifically with matters related to Land including transfers of whole or part property and Land Registry applications. Shannon has experience dealing with matters concerning Lease extensions, Notices of Transfer and Charge and Deeds of Covenant.

James is a Paralegal in the Commercial Property team. He joined the firm in August as a Legal Assistant and was promoted to Paralegal in February. Prior to joining the firm, James worked as a project manager for over a year following his graduation from the University of Bristol.

RECENT CLIENT MATTERS

James is currently managing a number of matters under supervision, including leases, sales and other commercial property transactions.

In one recent matter, James was involved in the grant of leases for three commercial units which were required to complete before the end of the financial year. He opened and completed all three matters within a 10‑day timeframe in order to meet the deadline.

James also assists the fee earners within the department with drafting documents, managing completions, Land Registry applications and preparing Stamp Duty Land Tax returns.

Poppy is a Solicitor Apprentice within the family department. Before embarking on the Solicitor Apprentice journey Poppy has paralegal experience within both the Court of Protection and Commercial Property Departments.

Poppy has experience with the following:

Recent Client Matters

• Poppy works alongside the deputy for an elderly gentleman with Dementia. Poppy has arranged for his property to be maintained, equipment to be installed, and for social activities to be re-introduced into his life.
• Poppy works collaboratively with litigation solicitors, architects, surveyors, and the client’s parents to purchase and renovate a ‘forever home’ which was adapted for the young client to meet his complex needs both now and long into his future.
• Poppy provided collaborative support and information sharing to litigation solicitors to evidence the expenditure and losses experienced by a client for his multi-million-pound settlement.

Daniel is a Senior Associate Solicitor who specialises in Property Litigation matters. Daniel has experience in dealing with landlord and tenant disputes for both residential and commercial properties, real estate disputes, lease extensions and enfranchisement. Daniel also deals with contractual disputes, debt collection, claims under the Consumer Credit Act, and takes a keen interest in taxi licensing having been instructed in the leading case of Kaivanpor v Sussex Central Justices (High Court).

• Claim for possession of a residential property upon the grounds of redevelopment;
• Opposing a claim for a new lease of a commercial property (pursuant to the Landlord and Tenant Act 1954) based upon alleged breaches of leasehold covenants;
• Appeal against a noise abatement notice served by the Local Authority upon a well-known and highly regarded local restaurant;
• Appeal against the revocation of a taxi licence by Brighton & Hove City Council.

Having started his career at Dean Wilson LLP as a paralegal, James completed his training contract with the firm and qualified as a corporate solicitor. He has remained with the firm ever since and now leads as Managing Partner.

James is passionate about driving positive change, both within Dean Wilson and across the wider legal profession. He is committed to creating a more rewarding and efficient working environment for legal professionals, while ensuring clients continue to receive practical, commercially focused advice.

Scott is a highly experienced solicitor and heads up the firm’s Commercial Real Estate team.  With over 20 years of experience in the legal sector, Scott has established a reputation for providing excellent service, achieving positive outcomes for his clients and prides himself on taking a detailed yet commercial and pragmatic approach to his work.

Scott specialises in a wide range of commercial real estate transactions and the bulk of his day-to-day work involves working with property investors and landlords with considerable portfolios and dealing with the ongoing legal work that this typically involves.  

Scott specialises in licensing too.  Scott used to teach the BIIAB Level 2 Award for Personal Licence Holders (APLH) at City College in Brighton and the Award for Licensing Practitioners (ALP) to Sussex Police and Sussex based Licensing Authorities.  This experience allows Scott to act for a number of clients with licensed premises, advising them on not only the commercial property aspects, but also the licensing elements too.  This places him in a unique position within the industry, specialising in both disciplines.

Scott is known for his dedication to his clients and his ability to provide clear and practical advice.  He takes the time to understand his clients’ needs and works closely with them to achieve their goals.

Abigail has recently graduated from the University of Southampton with an LLB (Hons) Degree in Law and has now begun her legal career at the firm, within the Corporate Department. In her role, she assists the team with various aspects of corporate transactions, including drafting legal ancillary documents, assembling legal due diligence reports and conducting research.

Karl is the Head of Department of the Residential Property Department and manages the fee earners within the team as well as the paralegals/support staff. 

Karl has worked for Dean Wilson LLP for over 13 years and specialises in all aspects of Residential property transactions. 

Karl has an excellent reputation with estate agents, mortgage brokers, surveyors and the like and is sought after by property developers and local estate agents.  

Karl’s specialist areas are newbuild sales and purchases with or without help to buy involvement, although Karl does deal with residential and buy to let sales, purchases and re-mortgages on a day to day basis and has a wealth of knowledge in this respect.

Lyubov is a Solicitor in the Personal Injury and Medical Negligence team. She qualified as a Solicitor in May 2024, having previously spent nearly 3 years working on complex injury cases, including spinal cord injury, brain injury, and birth injury. 

Recent Client Matters

Lyubov is working with Alex Brown on a number of birth injury cases where the mothers suffer from PTSD due to a negligent medical care during delivery. She also runs a mixed caseload of claims as a result of road traffic accidents, accidents-at-work, and medical negligence.

Katie is a Paralegal in our Court of Protection team with a focus on supporting clients with acquired brain injury to manage their finances. Assisting client's with anything from paying a dog-walker to buying a house, arranging insurance to applying for benefits. 

Katie has experience with the following:

• Liaison with the Court of Protection and Senior Court Costs Office
• Management of client assets and finances

Since joining the team, Katie has worked on building the projects of bespoke homes, specially adapted for adolescent clients with complex physical and domestic needs. These properties represent build costs in excess of £3.6m.

Melissa has over 10 years of experience helping clients complete matters efficiently and effectively. 

Melissa acts on a wide range of commercial transactions including;

• Acquisitions and disposals of commercial property (both freehold and leasehold and whether registered or unregistered);
• Commercial landlord and tenant work (acting for both landlords and tenants);
• Secured lending (acting for both lenders and borrowers); and
• Asset sales and purchases.

Melissa works with a range of clients and is known for her proactive approach to transactions.  Clients value her straight-talking advice, responsiveness and focus on commercial outcomes.

Vivien is a dedicated Paralegal in our Dispute Resolution Department, specialising in possession proceedings. She assists with rent mediation, as well as Section 21, Section 8, and Section 146 claims. Committed to delivering outstanding support, Vivien ensures her clients receive expert guidance throughout the legal process.

Vivien has just over a year of Legal Assistant experience supporting with drafting and legal research in Canada, prior to joining us at Dean Wilson.
