Poppy is a Solicitor Apprentice within the family department. Before embarking on the Solicitor Apprentice journey Poppy has paralegal experience within both the Court of Protection and Commercial Property Departments.

Poppy has experience with the following:

• Providing collaborative support to Litigation Solicitors

Recent Client Matters

• Poppy works alongside the deputy for an elderly gentleman with Dementia. Poppy has arranged for his property to be maintained, equipment to be installed, and for social activities to be re-introduced into his life.
• Poppy works collaboratively with litigation solicitors, architects, surveyors, and the client’s parents to purchase and renovate a ‘forever home’ which was adapted for the young client to meet his complex needs both now and long into his future.
• Poppy provided collaborative support and information sharing to litigation solicitors to evidence the expenditure and losses experienced by a client for his multi-million-pound settlement.

Areas of Specialism

James joined Dean Wilson LLP in February 2022, having worked in the Eastbourne area for approximately 10 years prior. James specialises in all aspects of Residential property transactions. 

James’ specialist areas are newbuild sales and purchases with or without help to buy involvement, as well as residential and buy to let sales, purchases, re-mortgages and transfers of equity’s. 

James also provides Independent Legal Advice on Guarantees and Indemnities, where required.

Dimitris graduated from Sussex University, having studied Law with Mandarin. During his studies, he partook in various projects with international students based in China.

In his role as a paralegal in the Residential Conveyancing team, he assists fee-earners and Solicitors with sales, purchases, re-mortgages and transfers of equity, from the start of the transaction through to completion. He also assists on some transactions of a Commercial nature.

Dimitris is fluent in both English and Spanish, with some proficiency in Mandarin and Greek, enabling him to communicate effectively with a diverse range of clients. He hopes to sit the SQE1 in 2026.

Kobe is a recent first-class law graduate from the University of Portsmouth and is at the beginning of his legal career. In his first role with Dean Wilson, he assisted with a range of Landlord and Tenant matters, including possession proceedings under Section 8 and Section 21 of the Housing Act 1988 in the Dispute Resolution team. Kobe has since moved into the firm’s Commercial Property Department, where he continues to develop his legal knowledge and practical experience.

William is a recent first-class law graduate from West of England University. This is Williams's first role in law and he is currently assisting the team on Landlord and Tenant matters including the possession proceedings by way of Section 8 and/or Section 21 of the Housing Act 1988.

Areas of Specialism

Amy joined the Commercial Development team in 2023, after successfully completing her training contract with Dean Wilson LLP. Amy studied the LPC after completing the GDL with the University of Law part-time whilst working at Dean Wilson LLP as a paralegal.

Amy has experience in dealing with a variety of commercial and residential property transactions, including acquisitions and sales of freehold and leasehold land for both Landlords and Tenants, refinances and re-mortgages for commercial and residential properties and dealing with development site set-up requirements. 

Amy works closely with the team which comprises David Hodge (Partner) Sinead Dye (Associate Solicitor), Isabelle Svendsen (Paralegal), Samanda Mazreku (Legal Assistant) and Beverley McLoughlin (Assistant). The team always look for solutions and take a flexible and pragmatic approach – the team are proactive, not reactive and the culture is “how” can we make this deal happen when obstacles are presented. The Team are experienced in acquiring land (often site assembling) and taking the development through to the sale of individual units and we deal with developments comprising single units to in excess of 150 units.  The team are also experienced in land trades and are not fazed in dealing with sites with a GDV in excess of £100m.

• Involved in the ongoing plot sales at a large residential development site;
• Completion of a simultaneous headlease surrender and the grant of five sub-leases in a large commercial unit; and
• Involved in an ongoing refinance of a commercial portfolio worth over £32m.

Areas of Specialism

Sarah is a Partner in the Family team, who specialises in complex Children Act litigation (private law), Financial Remedies on divorce, cohabitation agreements and disputes, and protection from domestic abuse. Sarah has a particular interest in advising in cases where allegations of coercive control are in play. 

• Child arrangements orders – living and spending time arrangements.
• Children – urgent applications, specific issue and prohibited steps orders -  vaccination, education, name change, temporary and permanent removal from the jurisdiction, enforcement of orders, instruction of experts and working with family consultants. 
• Financial remedies on divorce / dissolution of civil partnership -  business and trust assets, pension sharing orders, non-disclosure, litigation conduct and financial conduct.
• Pre and Post-nuptial agreements.
• Separation and cohabitation agreements.
• Domestic violence injunctions.

Recent Client Matters

• Sarah regularly represents parents in private law proceedings where mental health issues, SEN, substance misuse, implacable hostility and allegations of coercive control, narcissistic abuse and alienating behaviours are a central feature.
• Sarah negotiated a financial settlement in which the client received an 80% share of the equity in the family home, and maintenance for five years to provide the client with time to attain financial independence without undue hardship.
• Sarah recently represented a mother at a Fact Finding hearing in which the very serious findings against the father of physical, emotional, sexual and psychological abuse and coercive control were made by the Judge after 4 days of oral evidence.
• Sarah has an interest in international relocation cases and has successfully obtained permission for her clients to relocate to Hong Kong, Greece and Malaysia. 
• Sarah regularly settles financial remedy cases by way of advice during mediation, voluntary disclosure and solicitor-led negotiations, avoiding the cost and stress of contested proceedings for her clients.

Sinead is an associate solicitor with over 5 years of experience in the Real Estate team. Sinead has experience in all aspects of commercial property with a focus on land development and the strategic land sector.

Sinead acts for both regional developers and landowners on a wide range of transactions including major land acquisition, land promotion, residential new build estate set ups and plot sales. Sinead’s wide scope of work has given her the experience and expertise to provide a comprehensive service and advise longstanding clients on multiple transactions to assist their ongoing business needs.

Duncan’s other main area of practice is litigation arising out corporate insolvency and bankruptcy and in particular, transactions at undervalue, preferences, director conduct and trustee possession claims.

Recent Client Matters

• Acting for a landlord in a successful application to the Land Tribunal for a declaration of breach of lease owing to the tenant (a housing authority) placing residents in their properties who abused drugs.
• Acting for a property owner who acquired a large commercial premises subject to an unregistered 999-year lease; brought a successful claim under s.29(1) of the Land Registration Act 2002 for a declaration that the client purchased free of the lease and thereafter recovered possession.  
• Bringing a successful action for forfeiture of a long residential lease owing to the tenant making unauthorised structural alterations.
• Defending a client against a high-street mortgage provider taking sale and possession proceedings; no possession was ordered and the claim was settled.
• Acting for the liquidator of a well-known company bringing a successful claim against a director for breach of fiduciary duties.
• Acting for a defendant company in its successful defence against a multi-million pound claim relating to unpaid commission for investment introductions.
• Bringing possession proceedings (and successfully defending an appeal) against a tenant who used the client’s property for holiday lettings.

James is a Paralegal in the Commercial Property team. He joined the firm in August as a Legal Assistant and was promoted to Paralegal in February. Prior to joining the firm, James worked as a project manager for over a year following his graduation from the University of Bristol.

RECENT CLIENT MATTERS

James is currently managing a number of matters under supervision, including leases, sales and other commercial property transactions.

In one recent matter, James was involved in the grant of leases for three commercial units which were required to complete before the end of the financial year. He opened and completed all three matters within a 10‑day timeframe in order to meet the deadline.

James also assists the fee earners within the department with drafting documents, managing completions, Land Registry applications and preparing Stamp Duty Land Tax returns.

A highly experienced Executive Assistant, Sarah has a strong track record of supporting senior leaders across a range of sectors, including within a FTSE 250 global insurance company.
