James joined Dean Wilson LLP in February 2022, having worked in the Eastbourne area for approximately 10 years prior. James specialises in all aspects of Residential property transactions. 

James’ specialist areas are newbuild sales and purchases with or without help to buy involvement, as well as residential and buy to let sales, purchases, re-mortgages and transfers of equity’s. 

James also provides Independent Legal Advice on Guarantees and Indemnities, where required.

Areas of Specialism

Zoe graduated from Queen Mary University of London in 2024, achieving an upper-class honours. Zoe is a paralegal within our Dispute Resolution team, providing support to the team, while taking on her own caseload. Zoe specialises in Landlord and Tenant Possession Claims, related to the Section 21 and Section 8 proceedings of the Housing Act 1988.

Hattie joined the firm in January 2026 as a Trainee Solicitor and is currently undertaking her first training seat in the Personal Injury and Medical Negligence Department. 

Prior to joining the firm, Hattie undertook a range of legal experiences, including internships in commercial law and legal recruitment, and shadowing experiences in the criminal courts. Hattie was also a solicitor’s assistant flexibly supporting a small firm in Haywards Heath over a few years.

Bachelor of Law: Graduated with first class honours from the University of Sussex. 

Master of Law: Graduated with merit from BPP University alongside passing the Solicitors Qualification Exam (SQE).

Abigail has recently graduated from the University of Southampton with an LLB (Hons) Degree in Law and has now begun her legal career at the firm, within the Corporate Department. In her role, she assists the team with various aspects of corporate transactions, including drafting legal ancillary documents, assembling legal due diligence reports and conducting research.

Siobhan is the Head of the Residential Property Department. 

Siobhan has worked for Dean Wilson LLP for over 20 years and specialises in both Residential and Commercial property transactions. 

Siobhan has a vast amount of clients worldwide and has an excellent reputation with estate agents, mortgage brokers, surveyors and the like.

Nikki has been with Dean Wilson for over 10 years working across various departments and most recently in Private Client specialising in wills, probate, estate administration, and lasting powers of attorney. 

Prior to joining Dean Wilson, Nikki has experience working with another local law firm, the Brighton & Hove City Council and the Victim Support Unit and HR departments of Sussex Police.

Nikki has a wealth of knowledge and over the years has built strong client relationships and developed a deep understanding of sensitive, high-value matters. Nikki supports  solicitors and clients with particular emphasis on providing one-to-one assistance with regards to assisting clients in relation to Probate/Estate Administration, Wills and LPAs.

Dimitris graduated from Sussex University, having studied Law with Mandarin. During his studies, he partook in various projects with international students based in China.

In his role as a paralegal in the Residential Conveyancing team, he assists fee-earners and Solicitors with sales, purchases, re-mortgages and transfers of equity, from the start of the transaction through to completion. He also assists on some transactions of a Commercial nature.

Dimitris is fluent in both English and Spanish, with some proficiency in Mandarin and Greek, enabling him to communicate effectively with a diverse range of clients. He hopes to sit the SQE1 in 2026.

Scott is a highly experienced solicitor and heads up the firm’s Commercial Real Estate team.  With over 20 years of experience in the legal sector, Scott has established a reputation for providing excellent service, achieving positive outcomes for his clients and prides himself on taking a detailed yet commercial and pragmatic approach to his work.

Scott specialises in a wide range of commercial real estate transactions and the bulk of his day-to-day work involves working with property investors and landlords with considerable portfolios and dealing with the ongoing legal work that this typically involves.  

Scott specialises in licensing too.  Scott used to teach the BIIAB Level 2 Award for Personal Licence Holders (APLH) at City College in Brighton and the Award for Licensing Practitioners (ALP) to Sussex Police and Sussex based Licensing Authorities.  This experience allows Scott to act for a number of clients with licensed premises, advising them on not only the commercial property aspects, but also the licensing elements too.  This places him in a unique position within the industry, specialising in both disciplines.

Scott is known for his dedication to his clients and his ability to provide clear and practical advice.  He takes the time to understand his clients’ needs and works closely with them to achieve their goals.

Leon joined Dean Wilson LLP in January 2022, having worked in Uckfield for approximately 7 years prior. Leon specialises in all aspects of Residential property transactions. 

Leon’s specialist areas are residential and buy to let sales, purchases, re-mortgages and transfers of equity’s. Leon does also have experience in dealing with commercial property transactions to include the sale and purchase of businesses, although has predominantly practiced within residential conveyancing areas of law.

Neel has diverse transactional experience advising clients on share and asset acquisitions and disposals, secured and unsecured lending, joint ventures, shareholders’ agreements and company restructuring. He also advises on a wide range of commercial contracts for the supply of goods and services for well-established local and national clients covering music, arts and culture, close protection security, education and training, recruitment, travel and so forth. 

Neel has a strong focus on client care and a commercially focused approach, which has led to him establishing a reputation for always completing matters on time and within budget. Neel dedicates himself to providing clients a personal service and creating long-standing relationships to help businesses continue to succeed during their life cycles.

• Neel regularly assists one of the largest property agents in the UK to acquire letting and block management agents across the country.
• Neel acted for a property developer in raising circa £40 million for a new property development in Hove.

David Barling is one of the Partners in the Property Department and has considerable experience in all types of Commercial Property Law.

David acts for a number of property investors and property companies on a wide scale and is used to dealing with very high value transactions.  David also deals with mortgages and in particular, high value loan market association type mortgages.  

David is also experienced in Local Government work having been a member of a number of Councils over the years latterly West Sussex County Council.

James is a Paralegal in the Commercial Property team. He joined the firm in August as a Legal Assistant and was promoted to Paralegal in February. Prior to joining the firm, James worked as a project manager for over a year following his graduation from the University of Bristol.

RECENT CLIENT MATTERS

James is currently managing a number of matters under supervision, including leases, sales and other commercial property transactions.

In one recent matter, James was involved in the grant of leases for three commercial units which were required to complete before the end of the financial year. He opened and completed all three matters within a 10‑day timeframe in order to meet the deadline.

James also assists the fee earners within the department with drafting documents, managing completions, Land Registry applications and preparing Stamp Duty Land Tax returns.

Will is an Apprentice Solicitor in our Commercial Property department, having previously been a Paralegal within the department. Will is assisting with all manner of property transactions including acquisitions, disposals, lettings, assignments, refinancing and development work.

Previously, Will spent over a year in our Dispute Resolution Department specialising in Landlord possession claims.  Will was managing up to 60 claims at one time and had a 100% success rate.  Will brings this experience, attention to detail and commercial awareness to the Commercial Real Estate team.

Will enjoys learning new skills, understanding different areas of the law and working within a collaborative team which is highly focused on delivering a top-class service and aiding their client’s to reaching their goal.

Eimer is an experienced Paralegal in Dispute Resolution, specialising in property-related matters. Eimer primarily deals with landlord and tenant disputes and assists landlords in recovering possession of their property and any rental arrears that have accrued. Eimer also has experience dealing with broader Property Litigation matters including adverse possession, rights of way disputes and nuisance claims alongside general Civil Litigation. 

Eimer previously worked as a Paralegal in Conveyancing and later as a Paralegal in Property Litigation, while assisting interdepartmentally.

Recent Client Matters 

• Eimer assisted residential landlords recover possession of their property (and rental arrears) by way of both section 21 and section 8 of the Housing Act 1988.
• Eimer successfully settled a neighbour dispute arising from an alleged breach of easement early in proceedings.
• Eimer assisted in settling a high-value insurance dispute concerning alleged misrepresentation. 

Eimer’s Approach

Client satisfaction is at the heart of Eimer’s work as she understands the legal process is daunting, so maintains communication and breaks the process down to be better understood. Eimer aims to empower clients by using plain English and avoiding using legal jargon to give clients clear advice upon all of their options. Recent Client Matters

• Becca assisted Alex Brown to secure a six-figure sum for a client who suffered a severe leg injury in a road traffic accident.  On taking the case over from another firm of solicitors, it became clear there were evidential issues, including urgent and complex disclosure, which were swiftly dealt with to enable the claim to progress to a successful resolution.
• Becca supported Alex who acted for an amputee injured in a motorcycle accident.  Compensation of approximately £2,000,000 was achieved.
• With a personal interest in neurodivergence, Becca has supported the Team in several brain injury cases, including for clients with birth injuries.  One recent case included recovering sums to fund physiotherapy, occupational therapy, psychiatry, psychology, pain management, vestibular therapy, speech and language therapy, hydrotherapy, assistive technology, care and case management, amongst other heads of damage.  Some of the cases Becca has worked on involve anonymity orders to protect the identity of vulnerable clients, which is why these cases are not publicised on our website.
• In numerous cases, Becca has supported Alex and the team utilising her extensive experience of disclosure and Schedules of Special Damage.

Sara is a Senior Paralegal within the Dispute Resolution department and has extensive experience in all matters concerning residential possession claims. Sara works with both landlords and tenants and also works with providers of insurance cover for landlords. 

Additionally, Sara has experience in regard to breaches of lease in relation to running Holiday Lets, with Dean Wilson LLP acting for both leaseholders and freeholders. 

Sara is fluent in English and Norwegian and has a working knowledge of the Scandinavian languages.
