Areas of Specialism

Gabrielle is a solicitor in the firm’s Dispute Resolution team with over 20 years of experience in property litigation. 

Gabrielle’s commercial landlord and tenant practice makes up a core part of her workload. She acts for  both landlords and tenants on various issues, including breach of covenant, dilapidation claims, contentious lease renewals  and forfeiture. 

Gabrielle has a strong interest in real property disputes, especially arising from development of land. She acts in many cases concerning restrictive covenants, boundary disputes, easements and adverse possession. 

Gabrielle is the firm’s specialist on fire safety following the implementation of the Building Safety Act 2022 and associated legislation. She regularly delivers seminars to Managing Agents to keep them abreast of the changes in the law affecting all aspects of residential block management. 

Gabrielle also overseas the team’s insurance funded work where we act for Landlords in recovering possession of their properties let on shorthold tenancies.  

Gabrielle’s practice area is UK-wide and she conducts cases in various courts and Tribunals to include the Technology and Construction Court. 

Recent Client Matters

• Acting for an overseas company with a portfolio of UK properties in several dilapidation claims, including claims against the Secretary of State and Lloyds Bank PLC
• Acting for a group of flat owners in an action against its freeholder for remedial works to address fire safety defects at the building
• Acting for developer in an application under Section 84 of the Law of Property Act 1925 to discharge restrictive covenants on land that preventing the construction of new houses

Laily graduated from Sussex University in 2024 after completing her Law with a business and management degree. While at university, Laily took part in the legal clinic providing legal advice and guidance to clients on immigration matters. 

In Laily's role as a paralegal in Residential Conveyancing, she assists fee-earners and Solicitors with all aspects of a sale, purchase, re-mortgage, transfer of equity and general administrative duties.

Laily's future plans are to take the SQE 1 & 2 LLM to become a solicitor. In Laily's spare time, she enjoys travelling and taking long walks.

Poppy is a Solicitor Apprentice within the family department. Before embarking on the Solicitor Apprentice journey Poppy has paralegal experience within both the Court of Protection and Commercial Property Departments.

Recent Client Matters

• Poppy works alongside the deputy for an elderly gentleman with Dementia. Poppy has arranged for his property to be maintained, equipment to be installed, and for social activities to be re-introduced into his life.
• Poppy works collaboratively with litigation solicitors, architects, surveyors, and the client’s parents to purchase and renovate a ‘forever home’ which was adapted for the young client to meet his complex needs both now and long into his future.
• Poppy provided collaborative support and information sharing to litigation solicitors to evidence the expenditure and losses experienced by a client for his multi-million-pound settlement.

Abigail has recently graduated from the University of Southampton with an LLB (Hons) Degree in Law and has now begun her legal career at the firm, within the Corporate Department. Recent Client Matters

• Sarah regularly represents parents in private law proceedings where mental health issues, substance misuse, and allegations of coercive control, narcissism and parental alienation are a central feature.
• Sarah negotiated a financial settlement in which the client received an 80% share of the equity in the family home, and maintenance for five years to provide the client with time to attain financial independence without undue hardship.
• Sarah recently represented a father at a Fact Finding hearing in which findings were made against him, but following engagement in a DVPP, parenting courses and therapy, the father was able to secure an order for shared care of the parties’ two children.
• Sarah regularly settles financial remedy cases by way of advice during mediation, voluntary disclosure and solicitor-led negotiations, avoiding the cost and stress of contested proceedings for her clients.

Becca supports Alex Brown and the Personal Injury and Medical Negligence Team in cases involving severe and life changing injuries to claimants who have suffered personal injuries, criminal injuries & medical negligence resulting in:

Recent Client Matters

• Becca assisted Alex Brown to secure a six-figure sum for a client who suffered a severe leg injury in a road traffic accident.  On taking the case over from another firm of solicitors, it became clear there were evidential issues, including urgent and complex disclosure, which were swiftly dealt with to enable the claim to progress to a successful resolution.
• Becca supported Alex who acted for an amputee injured in a motorcycle accident.  Compensation of approximately £2,000,000 was achieved.
• With a personal interest in neurodivergence, Becca has supported the Team in several brain injury cases, including for clients with birth injuries.  One recent case included recovering sums to fund physiotherapy, occupational therapy, psychiatry, psychology, pain management, vestibular therapy, speech and language therapy, hydrotherapy, assistive technology, care and case management, amongst other heads of damage.  Some of the cases Becca has worked on involve anonymity orders to protect the identity of vulnerable clients, which is why these cases are not publicised on our website.
• In numerous cases, Becca has supported Alex and the team utilising her extensive experience of disclosure and Schedules of Special Damage.

Sinead is an associate solicitor with over 5 years of experience in the Real Estate team. Sinead has experience in all aspects of commercial property with a focus on land development and the strategic land sector.

Sinead acts for both regional developers and landowners on a wide range of transactions including major land acquisition, land promotion, residential new build estate set ups and plot sales. Sinead’s wide scope of work has given her the experience and expertise to provide a comprehensive service and advise longstanding clients on multiple transactions to assist their ongoing business needs.

Sinead is proactive in her approach and works closely with her clients to achieve their goals in a timely manner.

Sinead works closely with the team which comprises David Hodge (Partner), Amy Edwards (Solicitor), Isabelle Svendsen (Paralegal), and Beverley McLoughlin (Assistant).  The team always look for solutions and take a flexible and pragmatic approach – the team are proactive, not reactive and the culture is “how” can we make this deal happen when obstacles are presented. The team are experienced in acquiring land (often site assembling) and taking the development through to the sale of individual units and we deal with developments comprising single units to in excess of 150 units. The team are also experienced in land trades and are not fazed in dealing with sites with a GDV in excess of £100m .

Sara is a Paralegal in the Commercial Property Department. Sara assists Scott Gair in a wide range of Commercial Property matters such as handling the initial onboarding for clients, undertaking legal research and preparing and negotiating legal documents. 

Qualifications

Sara went to the University of Brighton from 2014 to 2017 doing Accounting & Finance. In 2023 Sara completed her Master of Laws (LLM) achieving a 2:2.

Following on from Sara's LLM she started studying for her Solicitors Qualifying Exam's and has completed (SQE1) and is preparing to undertake her Solicitors  (SQE2) to qualify as a Solicitor.

David Barling is one of the Partners in the Property Department and has considerable experience in all types of Commercial Property Law.

David acts for a number of property investors and property companies on a wide scale and is used to dealing with very high value transactions.  David also deals with mortgages and in particular, high value loan market association type mortgages.  

David is also experienced in Local Government work having been a member of a number of Councils over the years latterly West Sussex County Council.

Vivien is a dedicated Paralegal in our Dispute Resolution Department, specialising in possession proceedings. She assists with rent mediation, as well as Section 21, Section 8, and Section 146 claims. Committed to delivering outstanding support, Vivien ensures her clients receive expert guidance throughout the legal process.

Vivien has just over a year of Legal Assistant experience supporting with drafting and legal research in Canada, prior to joining us at Dean Wilson.

Rory is a solicitor in the Dispute Resolution team specialising in construction law.

Within the construction field, he has experience in both contentious and non-contentious transactional matters.

In dispute resolution, he has experience in a wide range of areas, including breach of contract, insurance, dilapidations, trust and cohabitation disputes, and contested probate matters.

Recent Client Matters

• Helped a residential client in a construction dispute with a contractor over defective works, undertaking a high-value extension and renovation. The claim proceeded to trial and resulted in a judgment in favour of the client, ordering the builder to cover the costs of remedial works undertaken by an alternative contractor.
• Assisted a land developer in an insurance claim after the insurer refused to pay out, alleging that there had been a failure of fair presentation when the policy was entered. The case involved a grey area on the legal position under the Insurance Act 2015. A settlement was achieved in mediation before proceedings were issued, resulting in the developer receiving the majority of the sums originally claimed.
• Involved in a dispute over a land investment in which the defendant denied the claimant's (Rory’s client) entitlement to one-half of the property and/or the proceeds of sale. At trial, the court found in favour of the claimant, recognising a resulting trust over half of the property and ordering the defendant to pay the claimant’s costs.
• Drafts various contractual documents for clients, including Bespoke terms and conditions for a high-end landscaper; An amended RIBA 2018 contract for the construction of a new build property; Amended 2016 and 2024 JCT contracts and subcontracts.
• Instructed on multiple adjudications (representing employers, contractors and subcontractors) over the terms of a contract, payment cycles and notices, claims of contra charges for alleged overpayment and the validity of a contract termination. These resulted in the adjudicators finding in favour of his client
• Led three mediations in contested probate matters over the last year involving claims of proprietary estoppel and claims under the Inheritance (Provision for Family and Dependants) Act 1975. All three resulted in the settlement of the claims.

• Acting as a Professional Trustee for a young woman during and following a multi-million-pound settlement. Frances has supported the purchase of a ‘forever home’ and is currently adapting this with the assistance of specialist teams. Frances is working closely with the beneficiary of the Trust to ensure she is supported, protected, consulted, and can maximise her independence.
• Frances has been appointed by another firm as Financial Deputy for a young boy they represent in medical injury litigation. Frances has provided detailed robust expert evidence which has enabled significant damages to be recovered for Deputyship costs for the client’s lifetime. Frances is managing the multi-million-pound interim payment and will manage the final award to benefit the client including adapting his home to accommodate carers, a hydro pool, finding and working with his multidisciplinary rehabilitation team, employing a case manager, carers, managing investments, budgeting and ensuring an excellent quality of life for him.
• Frances was chosen as the “go to” Deputy for a solicitor in another firm who was retiring from Deputyship work. She has been trusted to take on all the deputyship work and every client has been happy with the transition. Maddie is a recent law graduate and a paralegal in the Dispute Resolution team. She specialises in Landlord and Tenant possession claims, including Section 8 and Section 21 proceedings. Maddie is currently training to manage her own caseload, with a focus on drafting pleadings and progressing matters through court to obtain possession orders and cost awards on behalf of landlords. She is enthusiastic about developing her career in the legal field and gaining further experience in Dispute Resolution.
