James joined Dean Wilson LLP in February 2022, having worked in the Eastbourne area for approximately 10 years prior. James specialises in all aspects of Residential property transactions. 

James’ specialist areas are newbuild sales and purchases with or without help to buy involvement, as well as residential and buy to let sales, purchases, re-mortgages and transfers of equity’s. 

James also provides Independent Legal Advice on Guarantees and Indemnities, where required.

Clayton is a Paralegal in the Dispute Resolution team, specialising in residential property repossession under Section 8 and Section 21. Clayton helps landlords navigate the legal process with clear advice and practical support, making complex procedures feel more manageable.

Melissa has over 10 years of experience helping clients complete matters efficiently and effectively. 

Melissa acts on a wide range of commercial transactions including;

• Acquisitions and disposals of commercial property (both freehold and leasehold and whether registered or unregistered);
• Commercial landlord and tenant work (acting for both landlords and tenants);
• Secured lending (acting for both lenders and borrowers); and
• Asset sales and purchases.

Poppy is a Solicitor Apprentice within the family department. Before embarking on the Solicitor Apprentice journey Poppy has paralegal experience within both the Court of Protection and Commercial Property Departments.

Recent Client Matters

• Poppy works alongside the deputy for an elderly gentleman with Dementia. Poppy has arranged for his property to be maintained, equipment to be installed, and for social activities to be re-introduced into his life.
• Poppy works collaboratively with litigation solicitors, architects, surveyors, and the client’s parents to purchase and renovate a ‘forever home’ which was adapted for the young client to meet his complex needs both now and long into his future.
• Poppy provided collaborative support and information sharing to litigation solicitors to evidence the expenditure and losses experienced by a client for his multi-million-pound settlement.

Aibhlinn is an Solicitor Apprentice within our Personal Injury & Medical Negligence. 

Having previous experience as a paralegal within our Corporate Commercial team, working on various aspects of corporate transactions, including company restructuring, share and asset acquisitions and disposals, and shareholders’ agreements. Some of Aibhlinn’s responsibilities include drafting legal ancillary documents, legal due diligence reports and carrying out research.

Aibhlinn graduated from the University of Oxford in 2024 with a BA in Jurisprudence.

James is a Paralegal in the Commercial Property team. He joined the firm in August as a Legal Assistant and was promoted to Paralegal in February. Prior to joining the firm, James worked as a project manager for over a year following his graduation from the University of Bristol.

RECENT CLIENT MATTERS

James is currently managing a number of matters under supervision, including leases, sales and other commercial property transactions.

In one recent matter, James was involved in the grant of leases for three commercial units which were required to complete before the end of the financial year. He opened and completed all three matters within a 10‑day timeframe in order to meet the deadline.

James also assists the fee earners within the department with drafting documents, managing completions, Land Registry applications and preparing Stamp Duty Land Tax returns.

Sara is a Senior Paralegal within the Dispute Resolution department and has extensive experience in all matters concerning residential possession claims. Sara works with both landlords and tenants and also works with providers of insurance cover for landlords. 

Additionally, Sara has experience in regard to breaches of lease in relation to running Holiday Lets, with Dean Wilson LLP acting for both leaseholders and freeholders. 

Sara is fluent in English and Norwegian and has a working knowledge of the Scandinavian languages.

Vivien is a dedicated Paralegal in our Dispute Resolution Department, specialising in possession proceedings. She assists with rent mediation, as well as Section 21, Section 8, and Section 146 claims. Committed to delivering outstanding support, Vivien ensures her clients receive expert guidance throughout the legal process.

Vivien has just over a year of Legal Assistant experience supporting with drafting and legal research in Canada, prior to joining us at Dean Wilson.

Sarah is a Partner in the Family team, who specialises in complex Children Act litigation (private law), Financial Remedies on divorce, cohabitation agreements and disputes, and protection from domestic abuse. Sarah has a particular interest in advising in cases where allegations of coercive control are in play. 

• Child arrangements orders – living and spending time arrangements.
• Children – urgent applications, specific issue and prohibited steps orders -  vaccination, education, name change, temporary and permanent removal from the jurisdiction, enforcement of orders, instruction of experts and working with family consultants. 
• Financial remedies on divorce / dissolution of civil partnership -  business and trust assets, pension sharing orders, non-disclosure, litigation conduct and financial conduct.

Recent Client Matters

• Sarah regularly represents parents in private law proceedings where mental health issues, SEN, substance misuse, implacable hostility and allegations of coercive control, narcissistic abuse and alienating behaviours are a central feature.
• Sarah negotiated a financial settlement in which the client received an 80% share of the equity in the family home, and maintenance for five years to provide the client with time to attain financial independence without undue hardship.
• Sarah recently represented a mother at a Fact Finding hearing in which the very serious findings against the father of physical, emotional, sexual and psychological abuse and coercive control were made by the Judge after 4 days of oral evidence.
• Sarah has an interest in international relocation cases and has successfully obtained permission for her clients to relocate to Hong Kong, Greece and Malaysia. 
• Sarah regularly settles financial remedy cases by way of advice during mediation, voluntary disclosure and solicitor-led negotiations, avoiding the cost and stress of contested proceedings for her clients.

Sara is a Paralegal in the Commercial Property Department. Sara assists Scott Gair in a wide range of Commercial Property matters such as handling the initial onboarding for clients, undertaking legal research and preparing and negotiating legal documents. 

Qualifications

Sara went to the University of Brighton from 2014 to 2017 doing Accounting & Finance. In 2023 Sara completed her Master of Laws (LLM) achieving a 2:2.

Following on from Sara's LLM she started studying for her Solicitors Qualifying Exam's and has completed (SQE1) and is preparing to undertake her Solicitors  (SQE2) to qualify as a Solicitor.

Lucas is a Paralegal in the Dispute Resolution Department, supporting the team on a wide range of property litigation matters. His work primarily centres on Service Charge disputes, including advising on and assisting with Lease forfeiture claims brought under Sections 146 and 147 of the Law of Property Act 1925.

Frances has a passion for making a difference to lives and has dedicated her whole career to helping clients and their families who suffer from life changing injuries including birth injury, acquired brain injury, spinal, amputees and those with PTSD following serious accidents and traumatic life events. Recent Client Matters

• Acting as a Professional Trustee for a young woman during and following a multi-million-pound settlement. Frances has supported the purchase of a ‘forever home’ and is currently adapting this with the assistance of specialist teams. Frances is working closely with the beneficiary of the Trust to ensure she is supported, protected, consulted, and can maximise her independence.
• Frances has been appointed by another firm as Financial Deputy for a young boy they represent in medical injury litigation. Frances has provided detailed robust expert evidence which has enabled significant damages to be recovered for Deputyship costs for the client’s lifetime. Frances is managing the multi-million-pound interim payment and will manage the final award to benefit the client including adapting his home to accommodate carers, a hydro pool, finding and working with his multidisciplinary rehabilitation team, employing a case manager, carers, managing investments, budgeting and ensuring an excellent quality of life for him.

Amy joined the Commercial Development team in 2023, after successfully completing her training contract with Dean Wilson LLP. Amy studied the LPC after completing the GDL with the University of Law part-time whilst working at Dean Wilson LLP as a paralegal.

Amy has experience in dealing with a variety of commercial and residential property transactions, including acquisitions and sales of freehold and leasehold land for both Landlords and Tenants, refinances and re-mortgages for commercial and residential properties and dealing with development site set-up requirements. 

Amy works closely with the team which comprises David Hodge (Partner) Sinead Dye (Associate Solicitor), Isabelle Svendsen (Paralegal), Samanda Mazreku (Legal Assistant) and Beverley McLoughlin (Assistant). The team always look for solutions and take a flexible and pragmatic approach – the team are proactive, not reactive and the culture is “how” can we make this deal happen when obstacles are presented. The Team are experienced in acquiring land (often site assembling) and taking the development through to the sale of individual units and we deal with developments comprising single units to in excess of 150 units.  The team are also experienced in land trades and are not fazed in dealing with sites with a GDV in excess of £100m.
