Who We Are

James is a Paralegal in the Commercial Property team. He joined the firm in August as a Legal Assistant and was promoted to Paralegal in February. Prior to joining the firm, James worked as a project manager for over a year following his graduation from the University of Bristol.

RECENT CLIENT MATTERS

James is currently managing a number of matters under supervision, including leases, sales and other commercial property transactions.

In one recent matter, James was involved in the grant of leases for three commercial units which were required to complete before the end of the financial year. He opened and completed all three matters within a 10‑day timeframe in order to meet the deadline.

James also assists the fee earners within the department with drafting documents, managing completions, Land Registry applications and preparing Stamp Duty Land Tax returns.

Gabrielle is a solicitor in the firm’s Dispute Resolution team with over 20 years of experience in property litigation. 

Gabrielle’s commercial landlord and tenant practice makes up a core part of her workload. She acts for  both landlords and tenants on various issues, including breach of covenant, dilapidation claims, contentious lease renewals  and forfeiture. 

Gabrielle has a strong interest in real property disputes, especially arising from development of land. She acts in many cases concerning restrictive covenants, boundary disputes, easements and adverse possession. 

Gabrielle is the firm’s specialist on fire safety following the implementation of the Building Safety Act 2022 and associated legislation. She regularly delivers seminars to Managing Agents to keep them abreast of the changes in the law affecting all aspects of residential block management. 

Gabrielle also overseas the team’s insurance funded work where we act for Landlords in recovering possession of their properties let on shorthold tenancies.  

Gabrielle’s practice area is UK-wide and she conducts cases in various courts and Tribunals to include the Technology and Construction Court.

• Acting for an overseas company with a portfolio of UK properties in several dilapidation claims, including claims against the Secretary of State and Lloyds Bank PLC
• Acting for a group of flat owners in an action against its freeholder for remedial works to address fire safety defects at the building
• Acting for developer in an application under Section 84 of the Law of Property Act 1925 to discharge restrictive covenants on land that preventing the construction of new houses

• Poppy works alongside the deputy for an elderly gentleman with Dementia. Poppy has arranged for his property to be maintained, equipment to be installed, and for social activities to be re-introduced into his life.
• Poppy works collaboratively with litigation solicitors, architects, surveyors, and the client’s parents to purchase and renovate a ‘forever home’ which was adapted for the young client to meet his complex needs both now and long into his future.
• Poppy provided collaborative support and information sharing to litigation solicitors to evidence the expenditure and losses experienced by a client for his multi-million-pound settlement.

Aaron is a Paralegal in the Personal Injury & Medical Negligence team. He has experience assisting with complex and high-value serious injury claims, including claims arising from alleged sexual assaults perpetrated by high-profile individuals. His work also includes supporting clients with claims relating to medical negligence, road traffic accidents and other serious injuries.

Aaron has a background in the charity sector, having previously served as an area lead for a charity providing critical aid to people seeking asylum in the UK and abroad.

Aaron is passionate about making the client experience as straightforward and supportive as possible. A key part of his role involves working closely with clients, helping them understand the claims process, addressing their concerns and ensuring they feel informed and supported throughout their case.

QUALIFICATIONS

Aaron holds an undergraduate degree in History and a Master of Laws (LLM). He has successfully passed SQE1 and is currently preparing for SQE2, with the aim of qualifying as a solicitor through a future training contract with Dean Wilson LLP.

• Acting for a landlord in a successful application to the Land Tribunal for a declaration of breach of lease owing to the tenant (a housing authority) placing residents in their properties who abused drugs.
• Acting for a property owner who acquired a large commercial premises subject to an unregistered 999-year lease; brought a successful claim under s.29(1) of the Land Registration Act 2002 for a declaration that the client purchased free of the lease and thereafter recovered possession.  
• Bringing a successful action for forfeiture of a long residential lease owing to the tenant making unauthorised structural alterations.
• Defending a client against a high-street mortgage provider taking sale and possession proceedings; no possession was ordered and the claim was settled.
• Acting for the liquidator of a well-known company bringing a successful claim against a director for breach of fiduciary duties.
• Acting for a defendant company in its successful defence against a multi-million pound claim relating to unpaid commission for investment introductions.
• Bringing possession proceedings (and successfully defending an appeal) against a tenant who used the client’s property for holiday lettings.

Vivien is a dedicated Paralegal in our Dispute Resolution Department, specialising in possession proceedings. She assists with rent mediation, as well as Section 21, Section 8, and Section 146 claims. Committed to delivering outstanding support, Vivien ensures her clients receive expert guidance throughout the legal process.

Vivien has just over a year of Legal Assistant experience supporting with drafting and legal research in Canada, prior to joining us at Dean Wilson.

Kobe is a recent first-class law graduate from the University of Portsmouth and is at the beginning of his legal career.
