At Dean Wilson we provide a first in class service and this begins before you have even instructed us. You will not find an online estimator for our fees because we do not believe an accurate estimate can be given from a few basic questions. Each sale, purchase and remortgage are different and each of our Clients have different needs to be satisfied.
We have provided below an indicative cost estimate based on some of the various parameters that may be applicable. For an accurate fee estimate for your specific matter please do give us a call on 01273 032 404 or send us an email on conveyancing@deanwilson.co.uk. You will speak to two people. Firstly, someone will take your basic details and enquire about the basics of your transaction. Your enquiry will then be allocated to a fee earner who will always discuss your transaction with you before providing a final fee estimate, so that your estimate can be personal to your own transaction and your unique circumstances.
At Dean Wilson we understand that each Client’s needs are different and we offer a range of pricing options for your transaction. We aim to tailor our estimate to best suit your purposes and so we offer our clients the option of a fixed rate fee or an hourly rate. Our hourly rates provide a fee range, and we would expect the total cost to fall within the range stated, although we are not able to give any guarantee in this respect. If you require certainty on your fee, then we also offer a fixed fee option and our price would then be fixed at the amount stated in our bespoke fee estimate as long as the work undertaken falls within the summary of work agreed.
We will provide you with a summary of the work that is covered by our fee at the outset, and this will include all work required to complete the purchase of your home, including, in relation to a purchase, the payment of Stamp Duty Land Tax and the registration of the transfer at the Land Registry. If there are any aspects of work which you require but which are not included in the summary of work please let us know at the estimate stage so that we can ensure the estimate you are given is as accurate as possible at the outset. We reserve the right to increase our charges if the scope of the work changes during the transaction.
We are required to charge VAT which is a government tax, currently 20%, and is added to our fees and disbursements, unless the disbursements are outside of the scope of VAT. Please do note that VAT will be charged at the applicable rate at the time the invoice is raised.

Fixed fee estimate examples
If you wanted a fixed fee based on the summary of work set out in the estimate we would expect a usual transaction to be in the region of the following costs:-

Non fixed fee estimates
We do also offer a non-fixed fee estimate. You should be aware that this means that we will charge you according to the time recorded on your matter. This will include all calls and e-mails in and out connected with your transaction as well as the time spent on the legal work.
The non fixed fee estimate replaces the legal costs only. The other costs are as above for the fixed fee estimate.

Remortgage
Legal fee price range £1,500 - £2,500 (plus VAT)
Please be aware that time is broken down into units of 6 minutes. A full unit will be recorded for each part or whole 6 minutes. This means that if there is a 30 second phone call a full unit of time will be recorded.
We would reiterate that the additional costs beyond the legal fee noted in the fixed fee section above will also be charged on the non-fixed fee estimate. The only difference between the estimates is the method in which our legal fee is estimated.
Common additional costs
